RESOLUTION NO. RS2017-741

A resolution requesting that the Metropolitan Department of Codes Administration prepare, and the Office of the Trustee distribute, a flyer advising non-mortgaged homeowners of the most common Property Standards and Zoning Codes violations.

WHEREAS, in the course of real property tax collections required by Section 8.116 of the Metropolitan Charter, the Office of the Trustee annually distributes property tax statements to property owners; and

WHEREAS, property tax statements for mortgaged properties are mailed to the mortgage holder, and statements for non-mortgaged properties are mailed directly to the property owner; and

WHEREAS, enhanced efforts to inform property owners of common Property Standards and Zoning Codes violations would reduce the frequency and severity of violations, as well as the time and resources required for subsequent enforcement actions by the Department of Codes & Building Safety.

NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE METROPOLITAN GOVERNMENT OF NASHVILLE AND DAVIDSON COUNTY:

Section 1. That the members of the Metropolitan Council hereby request that the Metropolitan Department of Codes Administration prepare a flyer, similar to the attached exhibit, advising homeowners of common violations of Property Standards and Zoning Codes.

Section 2. That the Office of the Trustee include said flyer in the distribution of property tax statements to non-mortgaged property owners.

Section 3. That the Metropolitan Department of Codes Administration update the flyer annually to reflect applicable new legislation and changes to common violations.

Section 4. That this Resolution shall take effect from and after its adoption, the welfare of The Metropolitan Government of Nashville and Davidson County requiring it.
