ORDINANCE NO. BL2005-703
An ordinance amending Title 17 of the Metropolitan Code, zoning regulations, by amending the Lenox Village Urban Design Overlay (UDO) district to clarify variations to the conventional standards of the underlying zoning all of which is more particularly described herein (Proposal No. 2005UD-007U-12).
WHEREAS Title 17 of the Metropolitan Code of Laws allows certain standards that apply to zoning districts to be varied from by design guidelines adopted simultaneously with the application of an urban design overlay district; and
WHEREAS the Lenox Village Urban Design Overlay District was applied by BL2001-671 and amended by BL2003-1493 to properties along Nolensville Road; and
WHEREAS, to ensure that the intended design objectives for building form, massing, and character within the Lenox Village Urban Design Overlay district are met;
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE METROPOLITAN GOVERNMENT OF NASHVILLE AND DAVIDSON COUNTY:
Section 1. That the codification of Title 17 of the Code of The Metropolitan Government of Nashville and Davidson County, Zoning Regulations, be and is hereby amended as specifically described herein; as follows:
1. By amending the Lenox Village Urban Design Guidelines,
by changing the language in the "Village Core Buildings" section of the document as follows:
delete the following under "Front Build-to Line:":
"Note: Buildings fronting Nolensville Pike shall be subject to the regulating setbacks of the base zoning."
add the following after the last sentence under "Front Build-to Line:"
"Note: For buildings fronting Nolensville Pike, 80% of the front façade shall be built between 5 ft. and 20 ft. of the front property line."
by changing the language in the "Live/Work Buildings" section of the document as follows:
delete the following under "Front Build-to Line:":
"Note: Buildings fronting Nolensville Pike shall be subject to the regulating setbacks of the base zoning."
add the following after the last sentence under "Front Build-to Line:"
"Note: For buildings fronting Nolensville Pike, 80% of the front façade shall be built between 5 ft. and 20 ft. of the front property line."
by changing the language in the "Multi-Family Buildings" section of the document as follows:
delete the following under "Front Build-to Line:":
"Note: Buildings fronting Nolensville Pike shall be subject to the regulating setbacks of the base zoning."
add the following after the last sentence under "Front Build-to Line:"
"Note: For buildings fronting Nolensville Pike, 80% of the front façade shall be built between 5 ft. and 20 ft. of the front property line."
by changing the language in the "Townhouses-Single Family Attached" section of the document as follows:
change the "Minimum Lot Area" to the following:
"1,080 sq. ft."
by changing the "Table A-1 Bulk Standards by Building Type" as follows:
delete the following under "Village Core Building Type I" in the "Front Yard Setback from Front Property Line" row:
"Buildings fronting Nolensville Pike must conform to base zoning requirements"
add footnote designation "c" after "Front Yard Setback from Front Property Line"
add footnote "c" after footnote "b" as follows:
"cFRONT YARD SETBACK FROM NOLENSVILLE PIKE: For buildings fronting Nolensville Pike, 80% of the front façade shall be built between 5 ft. and 20 ft. of the front property line."
replace the "Maximum Building Height" under "Village Core Building Type I" with the following:
"3 ½ stories/48 ft."
by changing the "Table A-1 (Continued) Bulk Standards by Building Type" as follows:
replace the "Minimum Lot Area" under "Townhouse Single Family Attached Rear Access Building Type IV" with the following:
"1,080 sq. ft."
by changing the "Table A-2 (Continued) Supplemental Bulk Standards by Building Type" as follows:
change the "Maximum Units per Building" to the following:
"10"
Section 2. That this Ordinance shall take effect five (5) days from and after its passage and such change be published in a newspaper of general circulation, the welfare of The Metropolitan Government of Nashville and Davidson County requiring it.

"Where buildings directly front the public right-of-way, 80% of the front façade must be built to within 0 ft. and 15 ft. of the front property line; where buildings front common areas (e.g. sidewalks, parking, open space), 80% of the front façade shall be built to within 0 ft. and 15 ft. of the back of the proposed sidewalk"
. . . by changing "Table A-1: Bulk Standards by Building Type" as follows:
. . . replace "Front Yard Set Back from Front Property Line" under "Live/Work Building Type II" in "Table A-1: Bulk Standards by Building Type" with the following:
