ORDINANCE NO. BL2004-345

An ordinance amending Chapter 16.04 of the Metropolitan Code of Laws to require the front entrances of single-family homes to face a public or private street.

BE IT ENACTED BY THE COUNCIL OF THE METROPOLITAN GOVERNMENT OF NASHVILLE AND DAVIDSON COUNTY:

Section 1. That Chapter 16.04 of the Metropolitan Code of Laws be and the same is hereby amended by adding the following new Section 16.04.240:

“16.04.240 Single-family home entrances.

All single-family homes, except those constructed in the AG, AR2a, RS80, R80, commercial, or industrial zoning districts established pursuant to the Title 17 of the Metropolitan Code of Laws, shall have a front entrance facing a public or private street.”

Section 2. This Ordinance shall take effect from and after its enactment, the welfare of The Metropolitan Government of Nashville and Davidson County requiring it.

Mr. President:

I move to amend Ordinance No. BL2004-345 by deleting Section 1 in its entirety and substituting in lieu thereof the following new Section 1.:

Section 1. That Chapter 16.04 of the Metropolitan Code of Laws be and the same is hereby amended by adding the following new Section 16.04.240:

"16.04.240 Single-family home entrances.

The front façade of all single-family homes constructed within the RS20, RS15, RS10, RS7.5, RS5, RS3.75, R20, R15, R10, R8, and R6 zoning districts established pursuant to the Title 17 of the Metropolitan Code of Laws shall face a public or private street unless the property is within a redevelopment district or zoning overlay, which specifically includes a design review process that evaluates the appropriateness of an individual alternative front façade location."
