ORDINANCE NO. BL2003-18
An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning
Ordinance of The Metropolitan Government of Nashville and Davidson County,
by changing from R6 district to MUL district properties at 4928 and 4932
Nolensville Pike, and a portion of property at Nolensville Pike (unnumbered),
located abutting the south margin of Edmondson Pike, west of Nolensville
Pike, (10.06 acres), all of which is described herein (Proposal No. 2003Z-119U-12).
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE METROPOLITAN GOVERNMENT
OF NASHVILLE AND DAVIDSON COUNTY:
Section 1. That Title 17 of the Code of Laws of The Metropolitan Government of Nashville and Davidson County, is hereby amended by changing the Official Zoning Map for Metropolitan Nashville and Davidson County, which is made a part of Title 17 by reference, as follows:
By changing from R6 district to MUL district properties at 4928 and 4932 Nolensville
Pike, and a portion of property at Nolensville Pike (unnumbered), located abutting
the south margin of Edmondson Pike, west of Nolensville Pike, (10.06 acres),
being more particularly described as Property Parcel Nos. 29, 30 and part of
Property Parcel No. 34 as designated on Map 147-07 of the Official Property
Identification Maps of The Metropolitan Government of Nashville and Davidson
County, all of which is described by lines, words and figures on the attached
sketch, which is attached to and made a part of this ordinance as though copied
herein.
Section 2. Be it further enacted, that the Metropolitan Clerk is hereby authorized
and directed, upon the enactment and approval of this ordinance, to cause
the change to be made on Sheet No. 147 of said Official Zoning Map for Metropolitan
Nashville and Davidson County, as set out in Section 1 of this ordinance,
and to make notation thereon of reference to the date of passage and approval
of this amendatory ordinance.
Section 3. Be it further enacted, that the following conditions be made part of this approval.
1. Two driveway access points shall be allowed on Edmondson Pk. Each access shall have two, 11-foot wide exiting lanes for right and left turns and 1 entering lane 11 foot wide. One drive shall be located approximately 300 feet from the Nolensville/Edmondson Pk. intersection. The second drive shall be located approximately midway along the property frontage with a minimum distance of 185 feet from the easternmost drive.
2. One driveway shall be located along Nolensville Pk. This driveway shall have two, 11-foot wide exiting lanes for right and left turn lanes and one, 11 foot wide entering lane.
3. The traffic signal at the intersection of Nolensville Rd. and Edmondson Pk. shall be modified to provide pedestrian signals. Developer shall install pedestrian signals and push buttons and cross walks and all accessory ADA facilities for all four approaches.
4. Vegetation shall be trimmed in order to avoid any sight distance restrictions at any of the site driveways.
Section 4. Be it further enacted, that this ordinance take effect immediately after its passage and such change be published in a newspaper of general circulation, the welfare of The Metropolitan Government of Nashville and Davidson County requiring it.
